If on the other hand you have a property to sell, take advantage of the pent up desires of many who want to be home owners.  For sure, the price you get for your house may be less than what you had wished.  But, consider the price of the new place where you will be relocating.  Its value may be down, too.  The lower price you pay for the new place will offset the lower price you got for your place, in effect a wash.
